It is surprisingly hard to find good help for small projects. Large contractors are often too busy for anything under $10,000, and unlicensed handymen can be a gamble regarding quality, safety, and reliability.
At Mac’s Construction Consulting, we fill that gap. We bring the tools, license (CCB #258817), and organization of a General Contractor to your maintenance list. We don't just "patch" problems; we diagnose the root cause and fix them correctly.
We handle the technical repairs that require a builder’s eye. Don't see your item on the list? Just ask.
Rot Repair: Diagnosing and replacing rotted siding, trim, or structural posts before the damage spreads.
Deck & Fence Repair: Securing loose railings, replacing warped boards, and adjusting sagging gates.
Water Intrusion: Fixing flashing, caulking windows, and sealing gaps where water (or pests) get in.
Gutter & Downspout: Re-securing loose gutters and ensuring water is diverting away from your foundation.
Door & Window Tuning: Fixing sticking doors, replacing hardware, and adjusting drafty windows.
Trim & Carpentry: Installing baseboards, crown molding, wainscoting, or custom shelving.
Drywall & Paint: Professional patching, texturing, and touch-ups that blend seamlessly with your existing walls.
Cabinetry: Adjusting hinges, installing pulls, or repairing drawer slides.
Do you have a list of small annoyances? A loose handle here, a squeaky floorboard there?
How it works: You compile a list of 3–5 items. We schedule a half-day or full-day block. We knock them out one by one.
The Result: Your entire "To-Do" list is cleared in a single visit, saving you multiple trip charges.
For maintenance work, we don't believe in "padding" a bid to cover the unknown. We operate on a transparent Time & Materials (T&M) basis.
You Pay for Time: You are billed strictly for the hours our technician is working on your project.
You Pay for Materials: We pass material costs through to you. No hidden markups on a box of screws or a sheet of drywall.
Why This is Better: If a repair is simple and takes 30 minutes, you shouldn't pay a $500 minimum. T&M ensures you only pay for the value you receive.
1. Professional Protection Unlike unregulated handymen, we carry a full General Contractor’s license and liability insurance. You never have to worry about safety or liability when we are working on your property.
2. Technical Expertise We don't just patch holes; we understand how your home was built. We diagnose issues like rot, water intrusion, and structural settling with a builder’s eye, ensuring the repair lasts.
3. Open-Book Pricing No made-up prices. We operate on a transparent Time & Materials basis. You pay for the exact hours worked and the materials used—nothing more, nothing less.
Q: Do you have a minimum charge?
A: Yes, we have a modest service minimum to cover the cost of dispatching a truck and tools to your home. Contact us for our current hourly rates.
Q: Can you do electrical or plumbing?
A: We can handle minor "fixture swaps" (like changing a faucet or a light fixture). However, for work behind the walls, we will refer you to one of our trusted licensed trade partners.
Q: Do I need to buy the materials?
A: You can, or we can pick them up for you! If you have the paint or the new light fixture ready, it saves us time (and you money). If not, we can procure everything needed for the job.
